Assisted Living and Memory Care Center to Open in Keller TX

Keller Texas knows how to take care of their citizens!  When I read the details of this new center, I was just amazed.  Having had my grandmother pass away after suffering from many years with Alzheimer’s Disease, it not only thrills me to know that technology has advanced so much so quickly, but also that my own town will be bringing that technology to its residents.

2012 will bring “Legacy at Bear Creek” to Keller, a 78-unit upscale state-of-the-art care facility to Keller Town Center.  Expect this living center to be beautiful with its walking trails and courtyards.  Oh yes, the interior will be upscale and the furnishings will be luxurious.  But the real magic is in the therapy.

Residents at Legacy at Bear Creek will have access to SimpleC Companion, a cutting edge, scientifically proven, non-drug therapy to promote memory retention. SimpleC helps residents stay connected to their memories, whether it be of fun trips they’ve taken, friends or family members they may not see on a regular basis, or any other fond memories from their experiences.  It is tailored for each resident and combines technology with behavioral therapy utilizing familiar music, voices, and images from the patient’s own life to help retain or stimulate memories of important people and key events. Every individual will have this service delivered via a touch screen, multi-media display in their suite.

Additionally, residents will be able to have access to web cam computers that will allow them to communicate with their loved ones on a regular basis more easily.

Keller TX – 2011 Market Study

It’s that time of the year when I sit down and tie everything together to see how the local market fared over the previous year.  Keller TX Real Estate is in much better shape than the national news would have us believe.  In 2011, 608 homes sold in Keller, TX.  That is only down 41 sales from the previous year total of 649 or 6.3%.

2011 also only brought 46 foreclosures in Keller so of all the homes sold in Keller in 2011, only 7.5% were foreclosures.  The price point hit the hardest was for the homes selling between $101K and $200K, which made up for 37% of all the foreclosures in Keller.

 

 

 

 

 

 

 

 

 

 

All in all, Keller Texas fared well for 2010.

Buyer Expectations – Just What Are Today’s Buyers Looking For?

The National Association of Realtors article titled “Are Home Buyers Getting Too Picky?” certainly reflects what I’ve been seeing recently in this market.  Buyers are expecting more than ever before.

Just as the article says buyers (including those first-time buyers and even some investors) no longer are willing to replace carpet, overlook unappealing paint colors, or make updates.

As more and more sellers are “needing” to sell whether in a competitive market or by short sale, inventory increases and buyers have more choices.  As I’ve heard over and over again, today’s market is a price war and a beauty contest.

Priced correctly, decluttered, staged and clean WILL sell.  Anything else will also sell but it will take a whole lot longer and will usually sell for a whole lot less.

Central Air Conditioning Systems

As I sit this morning in my 82 degree home because our air conditioning died last night, I found myself searching the web for information about HVAC systems.  I found ths great article that is definitely a good read for those of us in the Keller, TX area who are sweltering with this 100+ heat.

Central Air Conditioner

All air conditioning systems reduce the temperature and adjust the humidity of the air in the home to levels that provide a level of comfort. The most common type of system used in the U.S. is the basic, air-cooled central air conditioning system. Another type of system, found primarily in the hot and arid areas such as the southwestern U.S., is known as an evaporator cooler or “swamp cooler”. Other, less common types include the water-cooled systems, gas chillers and geothermal systems.

How They Work

The common, air-cooled central air conditioner removes heat from the air in the home and moves the heat to the air on the exterior of the home. Air conditioners accomplish this by taking advantage of the basic physical law that heat moves to areas that are cooler. Heat from the interior of the home is transferred to a refrigerant that carries the heat to the exterior of the home. Currently the most effective refrigerant is freon. The warm air in the home is blown over an evaporator coil that contains cold (approximately 20 degrees F) freon liquid. The freon absorbs heat from the air in the house, which cools the air. The warmer (approximately 50 degrees F) freon, which has boiled and turned into a gas, is then moved to the exterior of the home where it disperses the heat.

The question is, “How is the heat dispersed when it is hot outside?” A gas or liquid, when compressed, will have a higher temperature. A compressor is used to compress the freon gas, increasing its temperature by approximately 100 degrees F and causing the freon to become much hotter than the air outside. The air outside (approximately 85 degrees F) can then be blown over the condensing coil that contains the hot freon (approximately 150 degrees F) . The air absorbs the heat from the compressed freon, in effect cooling it. The cooled, but still compressed freon (approximately 100 degrees F), is then returned to the house. To lower the temperature of the freon liquid even more, the freon is expanded or decompressed (to approximately 20 degrees F). The freon is then once again ready to absorb the heat from the air in the home.

Tax-Free Weekend: Friday, August 19 – Sunday, August 21

Texas shoppers get a break from state and local sales taxes on August 19, 20 and 21 – the state’s annual tax holiday. Lay-away plans can be used again this year to take advantage of the sales tax holiday.

As in previous years, the law exempts most clothing and footwear priced under $100 from sales and use taxes, which could save shoppers about $8 on every $100 they spend. Backpacks under $100 and used by elementary and secondary students are also exempt. A backpack is a pack with straps one wears on the back. The exemption during the sales tax holiday includes backpacks with wheels, provided they can also be worn on the back like a traditional backpack, and messenger bags. The exemption does not include items that are reasonably defined as luggage, briefcases, athletic/duffle/gym bags, computer bags, purses or framed backpacks. Ten or fewer backpacks can be purchased tax-free at one time without providing an exemption certificate to the seller.

School Supplies

The 81st Texas Legislature passed HB 1801 (2009) expanding the list of items qualifying for exemption from Texas state and local sales and use taxes during the annual sales tax holiday in August.
